Community Rules & Information

A practical summary of common Punta Piedra rules and policies for homeowners, residents, and their guests.

This page is intended as a convenient summary. The Association’s bylaws, CC&Rs, formally adopted regulations and policies, and posted rules at individual facilities remain controlling.

Amenity Access

Use of Association common areas and recreational amenities is limited to owners who are current on their Association obligations and their guests.

Access codes and other amenity information may be obtained from the Administration Office.

Guests

Homeowners may invite personal guests to Punta Piedra and its community amenities.

Owners are asked to accompany their guests when possible and remain responsible for their conduct. Please make sure visitors understand and follow applicable community and facility rules.

Rentals

Rentals of homes within Punta Piedra for periods of less than one month are prohibited.

Owners are responsible for ensuring that tenants and other occupants comply with Association rules and governing documents.

Guests or occupants staying through a prohibited short-term rental may not use Association amenities.

Pools & Hot Tubs

Posted rules at each facility must be followed.

General pool and hot-tub rules include:

  • Hours are 8:00 AM–10:00 PM
  • No lifeguard is on duty
  • Children under 16 must be supervised
  • No glass containers
  • Shower before entering
  • No pets
  • No diving or jumping
  • Food and beverages are not permitted in or immediately around the pools
  • Owners are responsible for their guests

Pets

Pets must be kept under their owner’s control.

When pets are walked in streets, gardens, or Association facilities, they must be on a leash. Owners are responsible for cleaning up after their pets and for any damage or injury they cause.

Pets may not roam streets, gardens, vacant lots, or common areas unattended.

Parking & Vehicles

Residents and visitors should park appropriately and avoid obstructing streets, sidewalks, driveways, or access to neighboring properties.

Vehicles may not be left parked in Punta Piedra for more than seven consecutive days. Recreational or commercial vehicles may not be stored or repaired in streets or common areas.

Please observe posted speed limits and other traffic restrictions within the community.

Common Areas

Residents and guests should use shared spaces in a manner that respects neighboring properties, Association property, and other residents.

Please:

  • dispose of trash in designated containers
  • keep streets, sidewalks, entrances, and walkways clear
  • keep noise at a reasonable level
  • do not damage landscaping, furniture, facilities, or other Association property
  • follow posted rules at pools, courts, fitness areas, and other amenities
  • report damage or maintenance concerns to the Administration Office

Security & Access

Punta Piedra maintains controlled community access and security personnel.

Residents should:

  • follow gate and access procedures
  • provide accurate information for expected visitors and service providers
  • avoid sharing access or amenity codes with unauthorized persons
  • promptly report security concerns or unauthorized use of community facilities

For disturbances, safety concerns, or other incidents requiring immediate attention, contact Punta Piedra security. In an emergency, contact local police or emergency services directly.

Owners remain responsible for the security of their individual properties.

Construction & Exterior Improvements

New construction, remodeling, and many exterior modifications require prior Association review and approval.
