What we’ll be discussing and why it matters

The upcoming General Assembly on January 17 at 9:30 am will address several important topics that affect the future of Punta Piedra. Below is a plain-language overview of the key agenda items.

To help ensure questions can be addressed clearly and efficiently during the Assembly, owners are encouraged to submit questions in advance by email to admi.puntapiedra@gmail.com no later than January 15.

Questions submitted in advance will be prioritized to help ensure all questions can be addressed, allowing the Board to prepare complete responses and help ensure that as many questions as possible are addressed during the meeting.

Board activity report for 2025

The Board will present a summary of actions taken during the 2025 fiscal year, including security, maintenance, administration, and financial management.

This report provides context for where the community stands today and how decisions were made throughout the year.

Financial statements for 2025

Members will review the Association’s:

Balance sheet
Income statement
Statement of sources and uses of funds

The goal is transparency. Owners should understand how funds are collected, how they are spent, and how broader economic conditions affect the Association.

Proposed 2026 budget

The Board will present the proposed income and expense budget for 2026. This budget reflects current operating costs, security, utilities, maintenance, and reserves.

Why the Board is proposing a shift from USD to MXN dues

One of the most important items on the Assembly agenda is the proposal to denominate maintenance fees in Mexican pesos (MXN) rather than U.S. dollars (USD) beginning in 2026.

This proposal does not change how funds are used. It changes only how dues are denominated, reflecting practical financial realities.

The vast majority of the Association’s expenses are incurred in Mexican pesos. These include:

Payroll and contractor services
Security personnel
Utilities and maintenance
Repairs, materials, and local services

When dues are collected in U.S. dollars, the Association is exposed to currency fluctuations that are completely outside its control. Over the past year, the strengthening of the peso relative to the dollar has significantly increased real operating costs, even when expenses themselves have not changed.

In simple terms:

The Association pays in pesos
Dues are collected in dollars
When the peso strengthens, costs rise automatically

Denominating dues in pesos aligns income with expenses, reduces currency risk, and allows for more accurate budgeting and planning. The proposed MXN amounts for 2026 will be presented at the Assembly for review and approval.

This change is about stability and predictability, not increasing costs unnecessarily.

Construction and remodeling regulation additions

The Board will present specific additions to the Construction and Remodeling Regulations.

These additions do not modify existing rules, but clarify and supplement them based on issues the community has encountered. Proposed additions will be circulated in advance for review.
