September has its own rhythm at Punta Piedra.

The busiest weeks of summer begin to ease, the days are still warm, and the coastline starts to feel a little quieter again. It is a wonderful time to enjoy the pools, walkways, ocean views, and the simple pleasure of being here.

As we head toward fall, this month brings an update on finances and collections, a few practical community notes, and a reminder to prepare now for the storm season ahead.

Thanks for a Great Afternoon

Thank you to everyone who joined us for the community barbecue at the Océano South pool in August. It was great to see neighbors spending an afternoon together, meeting some new faces, and sharing plenty of good food and drinks.

A special thank you to everyone who brought something to share and helped make the afternoon such a success. We hope to do it again.

Staying Focused on Costs & Collections

The latest finalized cash-flow statement, through July 31, shows year-to-date deposits of $316,761 and expenses of $323,775, a year-to-date deficit of $7,014. July itself was a heavier spending month, with a $14,504 deficit that included scheduled payroll-related tax payments. The Association ended July with $29,816 in cash.

Our priorities remain straightforward: control expenses, improve collections, preserve services, and avoid unnecessary pressure for higher dues.

Collection efforts continue on several fronts. Owners with outstanding balances are encouraged to contact the office about available payment arrangements.

Access to community amenities, including pools and tennis courts, is already limited to owners who are current on their Association obligations. As part of our continuing collection efforts, we are now exploring the feasibility of similarly limiting access to other Association-funded infrastructure, including the community wastewater system, for properties that do not contribute toward its operation and maintenance.

The latest financial reports are always available in the Residents section of PuntaPiedraHOA.com, and the August cash-flow statement will be posted as soon as it is finalized.

Pools, Spas & Access

Pool heat remains off as part of our continuing effort to control operating costs. Spas are heated upon request rather than continuously. The Océano North hot tub is temporarily closed pending electrical repairs.

And one small courtesy makes a noticeable difference: if you move tables or chairs at the pools, please return them to their proper places and dispose of any trash before leaving.

Access code update: The access code used for community restrooms and pool entrances will be changing. Owners who are current on their Association obligations may request the new code from the administrative office by email, phone, or in person during regular office hours.

For Requests, Email the Office

If you see something around Punta Piedra that needs maintenance or non-emergency security attention, please email the administrative office at admi.puntapiedra@gmail.com rather than directing an individual employee. This ensures the request is documented and can be properly tracked, prioritized, and addressed.

The Comunidad de Punta Piedra WhatsApp group is an unofficial neighbor-to-neighbor communication channel and is not monitored by Punta Piedra staff. It is a great place to share restaurant recommendations, look for a handyman, alert neighbors to wildlife, or share other useful community information, but it should not be used to submit requests or complaints to the Association.

Urgent security matters should continue to be reported directly to Security. In an emergency, call 911.

Before the First Big Storm

El Niño is strengthening as we head toward fall and winter, making this a good time to prepare before the first major storm arrives.

As of Aug. 30, forecast guidance keeps this system well offshore, not toward Punta Piedra or San Diego. Forecasts can change, so residents should continue to follow official updates.

A little work now can prevent much bigger problems later:

  • Check roofs, windows, doors, and other areas vulnerable to water intrusion.
  • Clear drains and drainage areas so rainwater has somewhere to go.
  • Secure umbrellas, furniture, planters, and other loose outdoor items before periods of strong wind.
  • If your property is vulnerable to runoff or flooding, consider having sandbags ready before they are needed.
  • If your home will be vacant, arrange for someone to check it following a significant storm.

Punta Piedra is built around the ocean, and that is much of what makes it special. It also means wind, rain, and surf deserve a little extra respect when the weather turns.

A Few Community Notes

  • Office closure: The administrative office will be closed on Wednesday, September 16 in observance of Mexican Independence Day, which commemorates the beginning of Mexico’s War of Independence in 1810. The office will reopen during regular business hours the following day.
  • Short-term rentals: Rentals of less than one month remain prohibited under Punta Piedra’s governing documents. Owners are responsible for ensuring that their properties and guests comply with community rules.
  • Questions about your account: Owners with questions about dues, balances, payment arrangements, or amenity access should contact the administrative office directly.

Summer may be winding down, but some of the nicest days of the year at Punta Piedra are still ahead.

Thank you to everyone who helps care for our shared spaces, reports problems when they see them, and contributes in small ways to keeping Punta Piedra a place we are all proud to call home.
