Pool Temperatures and Heating

The Association recently measured pool temperatures at approximately 80°F without heaters running.

During the summer season, the pools will not be heated unless conditions change and heating is determined to be necessary.

Given the current financial situation, avoiding unnecessary heating costs is one practical way to reduce expenses while keeping the pools available for use.

Hot tubs may continue to be heated upon request by homeowners.

Please contact the office if you would like a hot tub heated.

Bathroom Access Codes

Bathroom codes have been changed for both pools in the Océano Section.

Updated access procedures will also be implemented soon in the Villas Section.

Association members in good standing may request the current codes from the administrative office in person or by email.

Pool & Jacuzzi Rules

Pool and jacuzzi hours are 8 AM to 10 PM and lights are on from 8 PM to 10 PM.

Please remember:

• No lifeguard is on duty. Use at your own risk.

• Children under 16 must be supervised by an adult.

• No glass containers are allowed in pool or jacuzzi areas.

• Proper swim attire is required.

• Shower before entering the pool or jacuzzi.

• No pets are allowed in pool or jacuzzi areas.

• No diving or jumping into the pool.

• Owners are responsible for their guests.

These rules are not optional. They exist to protect safety, reduce damage, and keep the common areas usable for everyone.

Spa Operation

Please read and follow the spa operating instructions posted in the pool areas.

Improper use can damage equipment, increase costs, and affect availability for other owners.

If you have questions about operating a spa, please contact the office before using the controls.

July 2026 Financial Update

The Association received $34,967 in deposits during July and incurred $49,471 in expenses, resulting in a monthly cash-flow deficit of $14,504. July included scheduled payroll-related tax payments, including IMSS and state payroll taxes. Because some of these obligations are paid every other month, monthly expenses

Water and Infrastructure Update

The water leak near OXXO has been repaired, and the community pila was reported full when this newsletter was prepared. Water conditions can change quickly, and interruptions in CESPE service may still occur outside the Association’s control. Conserving water remains important, particularly during the busiest part of the summer.

Improvements Around Punta Piedra

Several useful improvements have recently been completed throughout the community. New keypad access gates have been installed at the Océano South pool, formerly known as Phase 2.
