October is one of those months when Punta Piedra starts to change pace.
The busiest part of summer is behind us, the coastline feels a little quieter, and cooler evenings begin to hint at the season ahead. It is a beautiful time to be here, but also a good time to prepare for wetter weather and take care of a few things before winter arrives.
This month, we have a new way to communicate directly with Security, an update on storm preparation, the latest Association finances, and several projects underway around the community.
Getting Ready for the Rain
El Niño continues to strengthen as we head into fall and winter. That does not mean any particular storm will reach Punta Piedra, but it makes preparing before the rain arrives especially worthwhile.
The Association has already begun preparing around the community. Vacant lots are being cleaned, and maintenance crews will begin clearing street drains in the coming weeks. Several tall palm trees in the Phase 2 area have also recently been trimmed in preparation for stronger winds, with that work paid for through private donations rather than Association funds.
Sandbags Are Now Available

Thanks to a Punta Piedra homeowner who arranged a supply, sandbags are available through the administrative office for 40 pesos or $2 USD each, including a tie.
Payment is cash only. The Association is not making a profit from the program. The cost simply reimburses the homeowner who purchased the supplies.
After purchasing a bag at the office, owners can fill it themselves at the designated sand location. The office can provide directions.
If your property is vulnerable to runoff or water intrusion, please consider preparing before a storm is already on the way. It is also a good time to check doors, windows and drainage areas, secure loose outdoor furniture, and arrange for someone to check your home after a significant storm if you will be away.
For official storm information and emergency recommendations, residents are encouraged to follow Protección Civil Baja California and its regularly updated Facebook page.
New: WhatsApp Messaging Directly to Security

Beginning October 6, Punta Piedra homeowners who are current on their maintenance fees will have a new way to reach the security guards directly, 24 hours a day.
Two dedicated tablets have been installed, one at the Océano/Main Gate and one at the Villas Gate.
Simply save the appropriate number in your phone and send a WhatsApp message when you need to communicate with Security.
A few important things to know:
- WhatsApp is for messages, not calls. If you need to speak with a guard by voice, make a regular telephone call rather than a WhatsApp call.
- Messages must include Spanish. If you write in English, please include a Spanish translation in the same message so the guard can respond.
- Guest and visitor procedures have not changed. Visitor lists and advance guest notifications must still go through the administrative office rather than the security WhatsApp numbers.
The tablets were donated by a Punta Piedra homeowner, and we sincerely appreciate the contribution.
This is a new system for both residents and the guards, so please allow a little patience as everyone becomes accustomed to using it.
August Finances: Nearly Break-Even, But Cash Remains Tight

August itself was essentially a break-even month.
The Association received $27,199 in deposits and incurred $27,297 in expenses, resulting in a monthly deficit of just $98.
Through August 31, year-to-date deposits totaled $343,961, compared with $351,073 in expenses, for a year-to-date cash-flow deficit of $7,112. The Association ended August with $29,466 in cash.
That is an improvement from July, which recorded a $14,504 monthly deficit. At the same time, the Association continues to operate with a relatively small cash cushion, and available funds have tightened further since the end of August.
Collections Remain a Priority
A major part of the challenge continues to be unpaid Association obligations.
Administration is beginning more direct outreach to owners with significant long-standing balances, with the goal of resolving those accounts before formal collection becomes necessary. Depending on the circumstances, owners may have an opportunity to discuss a structured payment arrangement or other negotiated resolution.
If you have an outstanding balance, please contact the administrative office rather than waiting for additional collection action. Resolving these accounts is important not simply as an accounting matter, but because current dues fund the day-to-day services and infrastructure the entire community relies upon.

Around Punta Piedra
A few other maintenance items are moving forward.
The valve at the Océano South Pool has been repaired. A replacement part needed for a pool filter has also been ordered, and that repair will be completed once the part arrives.
As noted above, vacant-lot cleanup is underway and street-drain cleaning will begin soon as part of seasonal preparation.
Owners planning construction work should also be aware that the local waste-service provider has changed. If you are planning to rent a dumpster or dispose of construction debris, please contact Melissa in the administrative office first so she can provide the current information and requirements.
Looking Ahead: Interested in Serving Punta Piedra?
Later this fall, we will provide more information about upcoming Board positions, requirements and election timing.
For now, we simply want to start the conversation.

Close to Home: Live Theater in La Misión

Our neighbors at the La Misión Performing Arts Center open Nana’s Naughty Knickers, a comedy by Katherine DiSavino, on October 1, with performances continuing through October 4. The production includes afternoon performances plus a Saturday evening “After Dark” show. LMPAC
It is always nice to have arts and entertainment just a few minutes from home, and residents interested in attending can find performance and ticket information through the La Misión Performing Arts Center.
