Important Information Regarding HOA Dues and Payments

To address common questions and clarify how HOA governance and obligations work in Punta Piedra, we have published a Frequently Asked Questions page, available here.

We have become aware that a group operating under the name “HOA Villas Punta Piedra, A.C.” has begun collecting membership fees from residents.

For clarity, the only legally constituted homeowners’ association for the Punta Piedra community is Asociación de Colonos Punta Piedra, A.C., as established in the community’s governing documents and duly registered with the appropriate authorities.

Any payments made to other organizations or groups, regardless of name, do not replace or satisfy a homeowner’s financial obligations to the official HOA.

Homeowners with questions regarding dues, account balances, or official payment methods are encouraged to contact the administration office directly or consult the HOA's governing documents available on this website.

July 2026 Financial Update

The Association received $34,967 in deposits during July and incurred $49,471 in expenses, resulting in a monthly cash-flow deficit of $14,504. July included scheduled payroll-related tax payments, including IMSS and state payroll taxes. Because some of these obligations are paid every other month, monthly expenses

The water leak near OXXO has been repaired, and the community pila was reported full when this newsletter was prepared. Water conditions can change quickly, and interruptions in CESPE service may still occur outside the Association’s control. Conserving water remains important, particularly during the busiest part of the summer.

Improvements Around Punta Piedra

Several useful improvements have recently been completed throughout the community. New keypad access gates have been installed at the Océano South pool, formerly known as Phase 2.
