General Assembly Recap

Thank you to everyone who attended and participated in today’s General Assembly. We had strong participation and a great discussion.

For owners who were unable to attend, all voting measures on the agenda were approved. In brief:

Procedural and Reporting Items

Members approved the required procedural items to properly constitute the meeting, along with the Board’s 2025 General Report of Activities and the presentation of the 2025 financial statements.

2026 Operating Budget

The proposed annual income and expenditure budget for fiscal year 2026 was approved, authorizing the Board to operate the Association within the approved budget framework.

Monthly Dues now in MXN

Members approved changing denomination of from USD to MXN. The approved monthly fees are:

Homes: MXN 5,000
Lots: MXN 3,500

These amounts replace the prior USD-denominated fees for 2026. All prior prepayments will be fully credited, with no retroactive adjustments.

Construction and Remodeling Regulations

Specific additions to the Construction and Remodeling Regulations were approved. These additions clarify and strengthen existing rules and do not change or override current requirements.

July 2026 Financial Update

The Association received $34,967 in deposits during July and incurred $49,471 in expenses, resulting in a monthly cash-flow deficit of $14,504. July included scheduled payroll-related tax payments, including IMSS and state payroll taxes. Because some of these obligations are paid every other month, monthly expenses

Water and Infrastructure Update

The water leak near OXXO has been repaired, and the community pila was reported full when this newsletter was prepared. Water conditions can change quickly, and interruptions in CESPE service may still occur outside the Association’s control. Conserving water remains important, particularly during the busiest part of the summer.

Improvements Around Punta Piedra

Several useful improvements have recently been completed throughout the community. New keypad access gates have been installed at the Océano South pool, formerly known as Phase 2. Keypad access is also now available for the restrooms at all three pool areas. Owners in good standing may request the current access
