August 2026 Newsletter
August is one of the busiest months at Punta Piedra.
More owners, families, and guests are enjoying the pools, walkways, coastline, and other shared spaces that make this community special.
It is also a season when participation matters. Keeping Punta Piedra welcoming and well maintained requires thoughtful use of our common areas, responsible spending, timely payment of dues, and a shared willingness to help where we can.
Recent progress shows what is possible when owners, staff, and the Association work together.
Financial Sustainability Update
June was an encouraging month. Operating expenses were lower than collections, reflecting the Association’s continued focus on controlling costs.
One favorable month does not resolve our financial challenges, but it represents progress in the right direction.
July was a heavier expense month because it included required bimonthly IMSS and SAT payroll-tax payments. Rather than publish incomplete figures, the July cash-flow statement will be posted on the Financial Transparency page at PuntaPiedraHOA.com once it is finalized.
Owners are encouraged to sign up for email updates on the website to receive notice when new financial reports and community announcements are posted.
Our objective remains to avoid raising dues by eliminating deficit spending, collecting outstanding balances, preserving reserves, and maintaining the services our community depends on. Achieving that objective will require continued spending discipline and broader participation from owners.
Voluntary collection efforts are continuing while the Association prepares appropriate legal collection efforts.
If your account has fallen behind, please contact the office to learn about approved options for bringing it current. These include monthly payment plans and a discounted full-payment option with waived late fees and immediate restoration of amenity access.
Thank you to the many owners who continue to keep their accounts current and support Punta Piedra’s financial stability.
Practical Improvements Around Punta Piedra
Several useful improvements have recently been completed throughout the community.
New keypad access gates have been installed at the Océano South pool, formerly known as Phase 2. Keypad access is also now available for the restrooms at all three pool areas. Owners in good standing may request the current access codes from the administrative office in person or by email.
Other recent work includes cement-bond repairs to deteriorating decorative walls, new irrigation hardware, private-property signs in common areas, and pool-light timers to reduce unnecessary electricity use.
Several of these projects were made possible by homeowners who provided funds for materials. Our maintenance team then completed the work without additional expense to the Association.
We would like to thank Fernando Sánchez, Eloísa Sánchez-Thompson, and Ike Bailey for their recent contributions to the community.
Financial contributions toward approved projects are especially helpful because they allow the Association to purchase the appropriate materials for specific needs. This includes the ongoing protection and maintenance of wood and metal surfaces that deteriorate quickly in our oceanfront environment
Water and Infrastructure Update
The water leak near OXXO has been repaired, and the community pila was reported full when this newsletter was prepared.
Water conditions can change quickly, and interruptions in CESPE service may still occur outside the Association’s control. Conserving water remains important, particularly during the busiest part of the summer.
Please check irrigation systems regularly and adjust timers or sprinklers when necessary to prevent overwatering and runoff into walkways, streets, and storm drains. Small adjustments can help protect the community’s water supply and reduce waste.

Community Barbecue
Saturday, August 15 • 1:00 to 5:00 p.m.
Please join us for an informal community barbecue at the Océano South pool, formerly Phase 2.
This will be a casual opportunity to spend time with neighbors and enjoy an afternoon together at Punta Piedra.

Common-Area Access and Courtesy
Association common areas are available to owners in good standing and their guests.
Owners remain responsible for their guests’ conduct and should ensure that all visitors understand and follow the community rules when using pools, hot tubs, courts, walkways, and other shared spaces.
Food and drinks should remain at designated tables and away from pools and hot tubs. Dogs must remain under their owners’ control, particularly around other people and animals.
If you suspect unauthorized use of an amenity, please contact security rather than confronting anyone yourself. Security can verify access and contact the police when necessary.
Gas Station Closure
We have been advised that the gas station outside Punta Piedra is closed because its permit was not renewed and that approval of a new permit may take several months.
The station is not operated or controlled by the Association. We will share any reliable updates we receive.
The OXXO store and food trucks across the street remain open for business.
